2 | CONSULTATION
This initial consultation is intended to provide you with information about Morgan Homes of Western New York, Inc. and introduce you to our team. We will review your goals for the project, including the location, design criteria, budget and financing, and provide the skills and experience it takes to deliver the finest quality home construction services. Our team will act as your advocate and counselor throughout the entire process, ensuring a pleasant home building experience.
3 | SECURE A HOME SITE
It is easier to change the floor plan of your home than the land you build your home on. Whether you would like to build on land you own, one of the lots offered by us, or land available elsewhere, we will thoroughly analyze all factors that will affect your decisions for lot selection and home orientation. Influential factors typically include school districts, community features, landscape, and access to necessities of life. Once the lot is selected and under contract, we will perform a topographical survey of the land and discuss your design criteria, budget and financing in further detail.
Any modifications to the preliminary design will be discussed and revised at this time in order to guarantee your new home meets all of your needs. As a custom home builder, we offer allowances for building product preferences such as fixtures, flooring, or custom features which involve various decisions that cannot be easily made at this stage.
5 | CONSTRUCTION AGREEMENT
Now that the plans and specifications are finalized, it is time to form a construction agreement. You will meet with our team to review details related to your completed conceptual plan, selection schedule, allowances, and bank draw schedule or other financing arrangement. At this time, we will provide you with a listing of our vendors, designers, showrooms, and other pertinent information to aid in your decision making during the construction process, for use at your convenience.
Morgan Homes of Western New York, Inc. will communicate your plans to the appropriate local authorities to acquire necessary building permits and municipality acceptance. Once approval is received, the construction of your new home can begin!
